IN SHORT

These questions concern your lease agreement and its duration, the rental price, included charges, building security, storage and parking spaces for your bicycle, building services, etc.
Living in a Residential Tower: An Exciting Time in Your Life!
You have just made the decision to live in a residential tower in Montreal. You have identified a location close to services, universities, and public transportation. Now it’s time to visit the place! Before making a decision, several questions come to mind.
Groupe Accueil International Ltd., with its many residential towers in the heart of Montreal, has prepared a checklist for you with a series of questions that often arise before signing a lease.
10 Questions to Ask Your Residential Tower Landlord
When will the apartment I want to rent be available?
This question will help you plan your move and find out the actual date you can move into your apartment.
The landlord will specify that the apartment will be available on the agreed date.
How long is the lease?
Take advantage of your discussions with the rental agent to ask about the length of the lease. Is it a one-year lease, or can it be extended for several years?
Once your rental agreement is signed, you can rest easy. If the lease is signed for more than a year, review the rent adjustment for subsequent years. It should reflect your discussions with the person in charge.

What expenses are included in the rent?
It would be a good idea to find out which utilities are included in the rent and which are not. Common utilities include electricity, hot water, internet service, etc.
This will help you better plan your related expenses.
What are the ways to pay rent monthly?
Ask how the landlord would like you to pay your rent. For example, direct debit is often preferred, but there are other ways, such as Interac e-transfer. Take the time to find out; you will get the answer to this question.
Is the apartment furnished or semi-furnished?
It is important to find out whether your apartment will be furnished or semi-furnished. If it is furnished, make an inventory of the furniture that will be in your apartment when you arrive.
For example, does the landlord provide appliances such as a stove, refrigerator, washer, dryer, etc.?
Please note that Groupe Accueil’s residential towers offer furnished rooms for students.
Do I have additional storage space?
Some residential towers offer additional storage space in the basement for storing small items. Ask to see this space, if available. Measure the dimensions, if necessary.
Is there somewhere I can park my bike?
If you travel by bicycle, ask the landlord if there is a safe place to park it in the building.

Is there a concierge service in the building?
It is good to know if there is someone dedicated to building maintenance. Ask for their phone number and general email address so you can send your requests. You can simply contact them if necessary.
Is the building safe?
Find out about access to the building. For example, will you have a magnetic card to open the front door? Does the building have 24/7 surveillance cameras, etc.?
Who is the person in charge of the building on moving day?
On the day of your arrival, will there be someone available in the building? Will there be an elevator dedicated to the move? When will I receive the keys to my apartment?
These questions related to moving into a residential tower will help you prepare for your move into your future home and give you peace of mind.
